Who this applies to: Since January 1, 2026, every Florida condominium association with 25 or more units (non-timeshare) must maintain a website or mobile app with a password-protected owners-only section and post the records below — Fla. Stat. §718.111(12)(g). Default deadline: within 30 days of creating or receiving each document, with faster deadlines for meeting notices. Owner requests for access credentials must be honored in writing.
